How to cool a garage in Texas

A Texas garage cools in a fixed order: ceiling insulation, air sealing, exhaust ventilation, then a mini split sized for what is left.

A closed Texas garage with nothing above the ceiling typically runs 10 to 20 degrees hotter than the air outside on a summer afternoon, so a 100 degree day makes a 115 degree garage. Cooling it is an order of operations, not a purchase: insulate the ceiling, seal the gaps, add a way to push hot air out, and buy cooling equipment last. The mistake almost everyone makes is starting at the end. An air conditioner dropped into an uninsulated, leaky garage runs constantly, costs a fortune, and still loses to the roof.

Where the heat is actually coming from

The biggest source is over your head. Under asphalt shingles in July, a roof deck runs 140 degrees and up, and the attic air beneath it is not far behind. If the garage ceiling is bare drywall with nothing above it, or open trusses with the attic wide open to the room, that entire surface radiates down at you all afternoon. It is the largest area in the room with the largest temperature difference across it, which is why it wins.

Third is the walls. In most Texas builds the garage sits outside the house’s thermal envelope, so the only wall that had to be insulated is the one shared with the living space. The exterior walls are frequently bare studs, or drywall over nothing.

Fourth is whatever you put in the room. A car driven home in August arrives with a hot engine, hot exhaust and a roof that has been in the sun for an hour, and it releases all of that into a closed garage over the next hour or two. A second refrigerator or freezer dumps everything it pulls out of its own cabinet straight into the air around it, and works harder doing it because the room is hot.

The slab is the one thing on your side. Concrete poured on grade stays close to deep ground temperature, near 70 degrees in this part of Texas, so the floor is the coolest surface in the room and it absorbs heat all day. That is also why a garage will recover overnight if you give it any help at all.

Insulate the ceiling before you do anything else

Current energy code puts ceilings in this climate zone between R-38 and R-49, and that is the target for a garage you want to be comfortable in. Blown insulation over a finished garage ceiling is the cheapest square footage of comfort you will ever buy, and it is usually a one day job.

If the garage ceiling is unfinished, you have a real choice: insulate the ceiling plane, meaning drywall the ceiling and blow above it, or insulate the roofline itself. For a garage, the ceiling plane is nearly always the right call and a fraction of the cost.

Add a radiant barrier while you are up there. Heat coming off a hot roof deck is mostly radiant, and foil facing on the underside of the rafters intercepts it before it reaches the insulation. The Department of Energy puts the cooling savings from a radiant barrier in a hot climate at roughly 5 to 10 percent, and it earns more than that in a bare garage attic than it does in a well insulated house attic, because there is less already doing the work. Keep soffit vents clear when you do it, since the attic still needs to move air.

Two things that get done wrong here. If there is living space above the garage, that ceiling is a fire rated assembly, generally 5/8 inch Type X gypsum, and the wall between the garage and the house is generally 1/2 inch gypsum. Whatever comes off during the work goes back on. And rigid foam board cannot be left exposed on a garage wall or ceiling. It needs a thermal barrier over it, which in practice means drywall. Foam glued between studs and left bare is common, and it is a fire problem rather than a shortcut.

Then close the hole you left. A pull-down attic stair in the garage ceiling is about eight square feet of thin plywood sitting in the middle of the insulation you just paid for. An insulated, gasketed cover over it costs very little and removes one of the larger leaks in the room.

Seal the gaps, because air carries heat faster than panels conduct it

A garage has more linear feet of gap than any other space in a house. Worth checking, in rough order of size: the door seals and the threshold under them, the attic hatch or stair, the top plates where the walls meet the attic, every wire and pipe penetration, and the door into the house.

One caution before you tighten anything. If a gas water heater or furnace lives in the garage, ask where its combustion air comes from before sealing the room up. Closing the gaps around an atmospherically vented appliance can make it backdraft, and that is a carbon monoxide problem, not a comfort one.

Ventilation is cheap, and it has a hard ceiling

A powered exhaust fan can bring a closed garage from well above outdoor temperature back down to roughly outdoor temperature. That is the whole limit of what it can do. On a 100 degree afternoon, a perfect ventilation job gives you a 100 degree garage. That is still a 15 degree improvement over doing nothing, for a small fraction of what equipment costs.

Two rules make it work. Exhaust high, because the hottest air in the room is at the ceiling. And give the fan an intake low on the opposite side, at least as large as the fan’s own outlet, or it will spend its energy fighting the room instead of moving air through it.

Size it by volume, not by guess. A 20 by 20 garage with a 9 foot ceiling holds about 3,600 cubic feet, so a fan moving around 600 CFM turns the air over roughly ten times an hour. That is a real flush rather than a gesture.

The most useful thing you can do with that fan costs nothing extra. Put it on a timer or a thermostat and run it overnight. Central Texas summer nights fall into the mid 70s, and pulling that air through the garage strips the day’s heat back out of the slab, the walls and everything stored on the shelves, so the next morning starts 10 or 15 degrees lower than it otherwise would. A garage that never sheds heat overnight begins every day already behind.

Two things not to do. Never exhaust garage air into the attic or into the house. And a box fan aimed at your workbench cools you, not the room. That is a fine thing to want, but it moves no heat out of the building.

When conditioning is worth it, and what to install

Cooling equipment is the right answer for a garage that has a job: a gym, a workshop, an office, a collector bay. It is the wrong first purchase for a bay that is mostly parking, because you cannot hold temperature in a room you open to the outdoors ten times a day. If the door goes up for twenty minutes while the car unloads, the unit is cooling the street and starting over when you close it.

A ductless mini split is the equipment that fits. One outdoor unit, one wall or ceiling head, refrigerant lines and a condensate drain through a single three inch hole, and no ductwork to route through a room with nowhere to put it. It dehumidifies while it cools, which in this climate matters as much as the temperature does for tools and stored goods, and it runs as a heat pump in winter, which is worth having in a room you actually work in.

Sizing is where all the earlier work pays off. The usual rule of thumb for a room, about 20 BTU per square foot, does not survive contact with a garage. A sealed and insulated two car garage of 400 to 500 square feet is generally a 12,000 BTU unit. The same garage with a bare ceiling, a sunlit door and open gaps around the perimeter calculates out at two to three times that, and still will not hold a setpoint on the worst afternoons. The choice is not insulation or a mini split. It is a small mini split that works against a large one that loses.

Two practical items get missed. It needs a dedicated circuit, usually 240 volt, and most garages have a single 20 amp circuit feeding every outlet on the wall, so that circuit is part of the job. And condensate has to go somewhere, either a gravity drain to the outside if the geometry allows or a small condensate pump if it does not.

Two things to skip. A single hose portable air conditioner blows the room’s air out through its hose, and every cubic foot it removes comes back in through the door gaps as outdoor air, which undoes much of what it just did in a leaky garage. It is a spot cooler for a few hours at a bench, not a fix. And an evaporative cooler, which works well in dry heat, is a poor match here: Central Texas summer dew points sit in the low 70s, so it delivers a few degrees and adds moisture to a room full of steel.

Do the work in the order that keeps the walls open

Insulation, air sealing, the exhaust fan’s wiring and the mini split’s dedicated circuit all live behind drywall, and every one of them gets more expensive after cabinets, slatwall and overhead racks are mounted on top of them. Find out which tier you need before you spend anything

Put a min-max thermometer on an interior wall away from the door and leave it for a week. Record the afternoon peak and the overnight low, and compare both to the outdoor temperature the same day. Then look above the garage ceiling and see whether there is insulation up there at all.

If the peak is 15 degrees or more over outdoor and the attic is bare, the ceiling is your project and nothing else will matter as much. If the garage sheds its heat overnight and only the afternoon is bad, sealing and ventilation will do more than you expect for very little. If it is already 105 degrees at eight in the morning, the room is holding yesterday’s heat and no fan is going to fix that.
