A proposal you can actually compare against another one should name the scope in specific terms: exact products or materials (brand and line, not just "epoxy" or "cabinets"), square footage or linear footage being worked, what prep work is included, and what is explicitly excluded. If a line item just says "garage floor coating," ask what that covers before assuming it matches a more detailed quote from someone else.

It should also include a start and completion window, a payment schedule tied to project milestones rather than one lump sum upfront, and warranty terms in writing, not a verbal mention during the walkthrough.

Questions To Ask Before You Sign

Ask what happens if the scope changes once work starts, for example if floor prep uncovers cracks or moisture that were not visible during the estimate. A contractor who has done this before will have a clear answer, usually a documented change-order process rather than a surprise on the final invoice.

Ask who is actually doing the work: an in-house crew or a subcontractor, and who to call if something needs to be addressed after the job is finished. Ask for proof of license and insurance directly rather than taking it on faith, and ask how long the company has been doing this specific type of work in the Austin area.

Red Flags Worth Slowing Down For

Pressure to sign the same day, a quote with no written breakdown of materials and labor, and a deposit requested before any contract is signed are all reasons to slow down and get a second opinion. A contractor confident in their pricing and their work will not need same-day pressure to close the deal.
